Irrigation Leak – Dalton Ave
September 2024 Update
We are pleased to announce that we believe the irrigation leak along Dalton Avenue has been fixed! After multiple attempts by different companies, Cole Enders of Enders Backflow and Sprinklers successfully located the source of the problem on the south side of Dalton. His determination paid off when he discovered that the issue was not with the water line beneath Dalton but with an old leaking valve near the sleeve’s south opening. The valve wasn’t shutting off properly, causing water to leak into the sleeve and giving the impression of a damaged water line. Cole replaced the faulty valve, and after monitoring the water bill, we confirmed that the leak was resolved. Next, we plan to replace the outdated sprinkler heads with more efficient ones and adjust them for better coverage. This will help improve the patchy lawn with brown spots. We also intend to raise the remaining valves to ground level for easier future repairs and will repair the damaged lawn with new sod or seeding.
This is what has been done to date:
2022
- Water bill doubled; Water turned off.
- Melex Detection & Cooper reviewed valves & pressure tests. Discovered leak was 10-15 feet under Dalton Ave. Melex said they could go no further.
- Numerous contractors were contacted during the summer: RC Worst, Fred’s Plumbing, Water Wizard. Some wouldn’t look, others unavailable.
- Several board members dug up on south side but unable to find pipe under Dalton.
- By this time, it was winter and all work came to a halt.
2023
- Water Wizard couldn’t find the line on the south side of Dalton. Says we need to hire an excavator.
- More contractors called: Enders Backflow, Crown Pump, Northwest Utility
- We contacted TDS to see if they had damaged the line. No response.
Again, we come to the end of summer, and no resolution. We know homeowners are as frustrated as the board.
Possible solutions:
- Find leak & repair
- Cap off south side & install meter on north side ($7,000 for application)
- Replace grass with rock & low maintenance plants

2024 will be a continuation offinding a company who can locate the leak and repair.
